Dong Nai Expands Opportunities for Modern Retail Development

Dong Nai has now become a city and is striving to become one of Vietnam’s key growth poles. Alongside industrial development, the city is also focusing on expanding its logistics and commercial service sectors.

A large population, rapid urbanization, and rising living standards are creating favorable conditions for investors to develop shopping malls and supermarkets, while also helping promote the consumption of goods and products manufactured by local businesses.

Great Potential

With a population of nearly five million, Dong Nai City is developing large urban clusters to attract residents and workers. At the same time, the area surrounding Long Thanh International Airport is being planned as an airport city of regional and international standards.

According to Nguyen Kim Long, Member of the Standing Committee of the Dong Nai City Party Committee and Permanent Vice Chairman of the Dong Nai City People's Committee, these major development orientations provide the essential conditions for both domestic and foreign investors to develop modern commercial and service centers, contributing to a higher quality of life for residents.

In recent years, Dong Nai’s commercial infrastructure has undergone significant transformation to capitalize on the opportunities created by Long Thanh International Airport and the city’s socio-economic development. The city currently has a network of 194 traditional markets, 20 supermarkets, and 374 convenience stores serving communities across the area. New momentum is now focused on large-scale projects planned for the near future. According to the Dong Nai City Statistics Office, retail sales of goods reached more than VND 147.2 trillion in the first six months of 2026, an increase of 15.6% compared with the same period in 2025.

In addition to creating favorable conditions for Vietnamese products to reach consumers, supermarket chains in Dong Nai also have substantial demand for human resources, providing opportunities to strengthen cooperation between universities and businesses in workforce development.

Meanwhile, rising living standards have increased demand for essential goods, household products, fashion, and consumer services. The rapid growth of e-commerce and omnichannel retail has also helped meet consumers’ needs more effectively, contributing to sustained growth in total retail sales compared with the previous year.

In the coming years, alongside the participation of both domestic and international retail groups, Dong Nai aims not only to expand the number of supermarkets and shopping malls but also to develop integrated multi-functional service complexes that will become popular destinations for both residents and visitors. These developments are expected to play an important role in increasing the share of trade and services in the local economy, stimulating domestic consumption, creating jobs, improving quality of life, and gradually transforming Dong Nai City into a modern commercial and service hub for the region.

Expanding Market Access for Local Products

MM Mega Market is currently one of Vietnam’s largest modern wholesale and retail operators, with dozens of wholesale centers and supermarkets nationwide, along with multiple procurement centers, distribution facilities, and delivery warehouses. Vietnamese products account for more than 80% of the merchandise sold throughout MM Mega Market Vietnam’s supermarket system. Key product categories, including agricultural products, pork, vegetables, and fruits, have helped stabilize the market during difficult periods while supporting the consumption of locally produced goods. According to Nguyen Ky Hiep, Director of MM Mega Market Bien Hoa, the supermarket regularly organizes promotional campaigns to stimulate consumer demand, particularly for Vietnamese products, and is always willing to cooperate with and support local brands wishing to display and sell their products at the store.

Similarly, Japan’s AEON Group is continuing to expand its presence in Vietnam. Tezuka Daisuke, Executive Officer of AEON Group Japan and General Director of AEON Vietnam, said that Vietnam is one of AEON’s key overseas markets. Under the company’s recently announced Medium-Term Business Strategy for 2026–2030, investment in Vietnam will continue to accelerate, with the number of stores expected to triple compared with the current network. In Dong Nai, the AEON Mall Bien Hoa project, with a total investment exceeding VND 6 trillion, is currently under development and is expected to become one of the largest shopping centers in the region. Beyond retail, AEON also sees opportunities for cooperation in many other sectors and hopes to implement additional projects in Dong Nai, contributing to the city's development.

Nguyen Thi Ngoc Hue, Senior Director of Human Resources Strategy, Brand, and Supplier Development at AEON Vietnam, said that AEON plans to expand its network of supermarkets and retail outlets in urban and densely populated areas while increasing the proportion of domestically produced goods. AEON’s supermarket system is ready to cooperate with suppliers to promote and distribute agricultural products, food, and many other "Made in Vietnam" products in both domestic and international markets, helping strengthen the production capacity of local businesses.
