The Korea Overseas Infrastructure and Urban Development Corporation (KIND) has officially joined the Smart Logistics Center Development Project located within the Long Thanh High-Tech Industrial Zone (Dong Nai).
Construction on the project has officially commenced with a total investment framework of 56 billion won, equivalent to roughly $41.3 million. According to KIND, the corporation will inject 10% of the equity capital to support the implementation and deployment of the project.
The complex is being constructed on a land area spanning approximately 4 hectares inside the industrial zone developed by Amata Corporation—Thailand's leading industrial estate developer. The project architecture comprises ready-built factories for lease alongside integrated, state-of-the-art logistics warehousing systems.
Notably, around 70% of the project's gross area will be dedicated specifically to cold storage and deep-freeze warehousing. KIND evaluates that this facility will serve as a vital logistics infrastructure pillar, satisfying the rapidly expanding demands of high-value-added sectors such as food processing, pharmaceuticals, and specialized cold chain operations across the Southern economic zone.
Jeil Construction is spearheading the development and subsequent operation of the facility. The capital structure is mobilized via the PIS Fund—a policy investment fund established by the South Korean Government to assist domestic enterprises in financing overseas infrastructure projects, managed by the Korea Investment Corporation—along with the co-investment participation of KIND.
According to a representative from KIND, participating in this initiative not only supports South Korean enterprises currently investing in Vietnam's logistics infrastructure sector but also expands overseas investment horizons for South Korean firms while generating a stable, long-term revenue stream.
Long Thanh is highly regarded as a high-growth region thanks to its immediate proximity to the upcoming Long Thanh International Airport, alongside seamless connectivity to Ho Chi Minh City, the Cai Mep - Thi Vai deep-water port complex, and key Southern industrial hubs.
As global supply chains aggressively shift into Southeast Asia—particularly Vietnam—the demand for automated cold storage, smart logistics networks, and specialized storage infrastructure is projected to surge continuously, sustaining strong attraction for South Korean institutional investors.
